The Facilities Maintenance Lead, under the general direction of the Facilities Management Team, is responsible for directing, prioritizing, and overseeing the daily activity of facility staff Tech II and Tech I as may be assigned by the Facilities Management Team.  The Facilities Maintenance Lead duties and responsibilities also may include coordination of work by third party contractors, vendors and/or suppliers as directed by the Facilities Management Team. The Facilities Maintenance Lead shall function as a "working position" with the expectation that as necessary, they will lead and/or assist in the fulfillment of work assignments in order to complete department work orders and projects to meet company goals and objectives.

Essential Duties

  1. Prioritize, plan and schedule the department work orders, projects and other assignments, ensuring that all assigned staff are correctly and properly trained, equipped and able to complete each assigned task in a safe, efficient and timely manner. Answer staff questions and solve problems in a professional manner. Timely reporting of any staff performance issues to the Facilities Management Team.
  2. Coordinate and communicate with customers regarding the status of approved requested work orders for clarifications, completeness, execution, quality of work, and close out, making certain that all work orders are properly closed out with both labor and materials costs recorded, all the while maintaining an elevated level of professional conduct.
  3. Monitor staff work performance for quality and productivity, providing the Facility Management Team with data related to performing corrective and preventative maintenance in a timely manner, utilization of labor and materials and the status of mission critical systems and equipment.
  4. Monitor and ensure safe practices are used by employees and vendors/suppliers and/or sub-contractors.
  5. Monitor the activity of service providers, vendors, suppliers and contractors, ensuring that services are performed in a manner consistent with contract requirements and company expectations.
  6. Review staff time cards, vacation and absence requests and other company forms for completeness and accuracy for final Facility Manager approval.
  7. Create and maintain an inventory of all operating equipment and parts maintained by the department as well as create a preventative maintenance program, using equipment manufactures guidelines, for all equipment used and maintained by the department in addition to any equipment assigned by other departments for maintenance and upkeep, ensuring that corrective and preventive maintenance schedules are met.
  8. As directed by the Facilities Management Team, obtain, assess and prepare for review, from external vendors, suppliers and service providers, quotes and/or estimates for department equipment, services, repairs and/or projects as may be assigned to the department.
  9. Performs other duties of a similar nature or level.

Requirements

  1. A high school education or equivalent combination of education and experience is required.
  2. Possess and demonstrate a functional understanding of hardware, mechanical equipment, electrical & HVAC systems and controls, compressors, pumps, hoists and environmental treatment equipment.
  3. Four (4) years of facilities maintenance experience is required. Must have experience in facility specialty areas, such as: HVAC, electrical, carpentry, plumbing, masonry, welding, or painting.
  4. Must possess and maintain a valid Washington State driver's license at the time of hire.
