As the Manager of Facilities Maintenance, you will provide day to day supervision and leadership to the Community Transit’s Facilities Maintenance Division.  

Essential Duties

1. Provide leadership aligned with division and agency goals:

  •  Direct, plan, organize, and evaluate the agency’s Facility Maintenance strategy for continual improvement, ensuring alignment with both short and long-term agency goals and initiatives.  
  • Employ the necessary solutions to achieve division operational excellence.
  • Consistently achieve division and agency goals and provide excellent customer service.
  • Create team goals, actively manage KPIs; Report KPI and project performance to the Director.
  • Manage work program priorities within the structure and framework set by the Director

2. Ensure excellent service and quality:

  • Direct strategic initiatives related to maintaining agency buildings, grounds, and facilities in a consistently high state of good repair for customers and employees.
  • Conduct service quality and condition assessments to maintain agency buildings, grounds, and facilities.
  •  Administer documentation standards and processes to support a reliable review process to ensure facility maintenance quality.
  • Ensure safety & regulatory compliance.

3. Supervise and direct assistant manager-level employees:

  • Recruit, train, and supervise assistant manager-level staff. 
  • Prioritize and assign work. 
  • Conduct performance evaluations.   
  • Facilitate conflict resolution within the team.
  • Encourage professional development among assistant managers; provide specific support for development.

4. Support an effective culture

  • Model, expect, and advocate demonstration of the Community Transit values of diversity, equity, and inclusion across the division. 
  • Require professionalism of all facilities team members.
  • Implement inclusive initiatives so that every team member feels valued, respected, and empowered to contribute to a thriving workplace culture where diverse perspectives are celebrated and integrated.

  • Maintain a strong safety culture, demonstrating commitment to agency safety plans, goals, and regulations.

5. Manage resources:

  • Assist with the development of the division's budget and business plan.  
  • Manage productivity and quality within the resources and strategy set by the Director.
  • Draft and propose agency requirements, evaluations, and purchases of facility-related services and equipment.  Coordinate with other departments regarding needs for services and equipment.
  • Lead project management efforts as needed.

6. Maintain current knowledge of modern facilities maintenance methodologies and strategies, transportation industry practices, and agency operations. 

 

7. Build effective relationships:

  • Maintain positive employee and union relations.
  • Manage vendors, contractors, and service providers.
  • Keep staff informed and engaged in agency business.
  • Ensure alignment with the Director’s vision for the team.

8. Perform other duties of a similar nature or level as assigned.

 

Requirements

Minimum Qualifications

  • 5 years of experience in facility, project, and/or construction management.
  • 5 years of general supervisory and management experience in a facilities environment.

An equivalent combination of education and experience to successfully perform the job duties is also accepted.

Knowledge Requirements

  • Equipment maintenance practices, including preventive maintenance.
  • Effective business management techniques.
  • Labor relations and contract administration.
  • Local, State, and national building codes, regulations, and best practices of building trades.
  • State and federal regulations regarding health and safety issues.
  • Staff supervision.
  • Project management.
  • Budget management.

Skill Requirements

  • Transit industry experience.
  • Principles of Transit Asset Management.

Working Conditions

Work is primarily performed in an office environment and requires the use of office equipment and technology.  Occasional site and field visits and/or construction site are also required.  You will be required to move throughout and between different office buildings and may need to complete tasks in noisy environments.  You may also be required to lift and carry materials up to 20 pounds occasionally and up to 10 pounds frequently.

Employees participate in the Public Employees Retirement System (PERS) and have the option to enroll in the agency’s deferred compensation plan. In addition to WA Paid Sick Leave, employees in this position, accrue 24 days of Paid Time off (192 hours) in their first year and ten (10) paid holidays throughout the calendar year.
